A deal-sourcing platform that aggregates property performance, debt, and ownership data into a single scored view. Properties are ranked by a multi-factor distress model with adjustable weights — built around your existing data subscriptions.

Development Site Selector
A parcel-level targeting tool that pulls county assessor and ArcGIS data around your target submarkets, scores individual lots, then automatically assembles contiguous multi-parcel sites that meet minimum development thresholds.

Data Collection & Management
Most teams have data — scattered across three vendor exports that don't agree on the property name. Ingestion pipelines that pull from your existing subscriptions, normalize records, and surface conflicts for resolution. The foundation everything else is built on.

Agentic Workflows
AI agents that watch your markets continuously — monitoring loan-maturity calendars, occupancy releases, and ownership changes, then drafting investment memos, comp pulls, and outreach lists when a property crosses your threshold. The dashboard surfaces what to look at; the agents draft the work.

Start with how your team actually works
Every engagement begins with a walkthrough of your existing process — the screens you open, the spreadsheets you maintain, the calls you make. The AI tools are designed around that, not the other way around.

Build on top of what you already have
You already pay for Axiometrics, CoStar, or RCA. The goal is to make those subscriptions — plus public records you'd otherwise scrape — do more. Not add a new vendor.

Deliver something your team will open on Monday
Acquisitions analysts live in Excel. Tools that require a new workflow do not get used. Everything I build is designed to slot into the way your team already operates.

Iterate against real deals
The best validation is sitting down with your team and running the tool against an actual target. That session reveals what the model is getting right.

I start with a market thesis, identify what signals would validate it, and build the infrastructure to monitor those signals continuously.

I am Nick Stefanoni — MBA candidate at Kellogg, incoming Summer Associate at Hines in Chicago focused on acquisitions and development, and former Senior Associate at RCLCO where I spent five years on institutional real estate advisory.

At RCLCO I built development financial models, market demand studies, and competitive analyses for developers, operators, and capital partners across the country. That work made clear what data teams actually have versus what they wish they had — and how much time gets spent normalizing it by hand.

The tools I build now are a direct response to that gap, deployed against live deals.
